Build Your Own Pool – What to Think About Before You Start

Published by L.A. Remodeler under Pools & Spas

Who wants to have his own swimming pool most certainly ponders if it should be an above ground pool or an in-ground pool and where exactly it should be built. You think of whether the pump and the filter should be in the house or if a utility shed or a bigger pit next to the pool should be built. It is also a big question, if a coping or a roofing is needed. If you think you do need a roofing or a coping you have the choice between a great variety of models. You also may think of adding it later when you have saved some money for it. You may also want to have a hydro-flow system and illumination equipment.

If some day you finished building your own pool to your liking and you enjoy the amenities of your own pool, you might have surprising and unwelcome visitors from the police, the building inspection or the public water supply. To circumvent this, you should get some information and negotiate a bit before you start to build your own pool.

First you should inform yourself, if it is allowed to build your own pool at your place of residence. If there is water shortage now and then it is absolutely possible, that you are not allowed to build your own pool. It is also possible, that you are allowed to build a pool, but usage – especially filling with water – is restricted. This depends on your location and can be asked for at your municipal administration.

Notably if you want to build an in-ground pool you may run into further legal obstacles. At some places you are allowed to build a swimming pool without further ado. Then at some places this may be subject to report whereas at other places you have to apply for a permit.

The difference is as follows: Is the construction subject to report, you have to go to the municipality and report your project. Eventually you also have to submit a plan. The project will be filed and you can begin to build your own pool as you have planned. Is the construction subject to approval, you have to submit your plan to the competent authority. They review the specifications and they approve it or not or they call for modifications. It is also possible that you have to hold a construction negotiation with your neighbors, where they are allowed to call for modifications. This also depends on your location and can be asked for at your municipality. By the way you can ask if the construction of a swimming pool affects the tax on land and buildings or tax on assets.

You also have to clarify the question where you can dispose the water. Even if you live in a place, where you can use your pool all the year round you have to empty the pool once a year to thoroughly clean it. Because of the chemicals in the water it is forbidden in some places to drain it into the sewerage. Also you should not drain it into a river or a lake. In some places it is only allowed to let it seep away on your own property. But that is exactly what is forbidden elsewhere to protect the ground water. This depends on where you live and can be asked for at your municipal administration or at the public water supply.

To prevent having trouble with your insurance company afterwards you should make sure that your pool and the coping or roofing are also insured. In dependence on your location you should ask, if damage caused by hail, storm, flood waters, mud flow, avalanche, land slip, snow pressure and – if necessary – vandalism is covered.

Thus there is a lot to think about before you can start to build your own pool.

Some Advantages of a Propane Water Heaters

Published by L.A. Remodeler under Plumbing

There are many advantages of a propane water heater. There is much debate over whether an electric one is better, and it really depends on where you live and what your costs are. If you are one of those people who are living completely off the grid on your own electrical power, then of course an electric model is better for your home. But what about the rest of the people who are still relying on electrical services? If you have the availability of propane, it may be a good time to switch over to propane instead.

One of the advantages is that propane is more fuel efficient in the long run. With an electrical heating element, it takes longer to heat the water, which can be a real disadvantage when using an instant water heater, because you won’t have as much hot water, than a propane one. The heat exchanger for propane is direct heat, meaning that you will have water that is hotter, stays that way for your entire application and burns more efficiently.

Using propane will save half the energy that electricity produces, especially if that electricity is produced from a coal burning plant. Propane is portable, so you can buy a smaller unit, or even one that is completely for on the go, like when you are camping. Who out there is so tired of heating water on the fire, or their charcoal grill? With heating on the fire, you can often burn yourself removing the pot, or even run the risk of spilling the water and putting out your fire. If you are using a small portable propane heater, you have hot water on demand, for whatever you need it for, cups of hot chocolate, washing dishes, and even taking a nice hot shower.

If you still can’t get away from a tank water heater, the Rheem 40 Gallon FVR Propane Water Heater, 6YR 22V40F1P is the heater for you. It has a one of a kind shut off device that gives you double the safety protection. It is maintenance free, meaning you won’t have to worry about cleaning a filter. Uses standard replacement parts, and even has an EverKleen in tank cleaning system that reduces sediment build up. It comes with a limited 6 year warranty on the tank and parts, and sells for under $500.

If you are more interested in an instant, on demand hot water heater, then the Bosch Aquastar 1600H Propane Tankless Water Heater is the one you need. It features up to 117,000Btu input, has a natural draft and hydro generated ignition. It can replace a 40 gallon water tank heater, and can provide endless hot water, one application at a time. It has a 90-180 degree temperature range, depending on the Gallon per minute flow range, and can be adjusted from .6gpm-4.3gpm. This model actually has a 12 year warranty on the heat exchanger, and 2 years on parts, and costs only $698.95 retail, but can be found even less at some outlets.

Should you get a water heater with or without a tank? Before you decide, find out more about tankless water heaters.

Common Mistakes to Avoid When Installing Bathroom Sinks

Published by L.A. Remodeler under Plumbing

When it comes to installing bathroom sinks, some people like to take the do-it-yourself approach. When tackling this job by themselves there are some things they need to watch out for. Cutting down on common mistakes will make sure the sink can be installed properly without any problems.

When installing a bathroom sink, be sure to check on the local code restrictions. Ignoring or violating these restrictions could lead to problems down the road, so people should be sure to adhere to these to prevent any future problems with code enforcement.

Making sure they are using pipes that are of the correct size is also a common mistake people make. A common problem in do-it-yourself bathroom sink installations is that one will buy pipes that are too small. Making sure the pipes are of the proper measurement will ensure proper flow and usage of the new sink.

When attaching the galvanized section to copper, a common mistake most people make is not using the proper connection. Instead of trying to attach these two sections together, a brass or dielectric fitting should be used to attach the copper to the galvanized section.

Another common mistake to avoid is not properly sealing threaded joints. When dealing with threaded joints, pipe compound or PTFE tape should always be used. PTFE stands for polytetrafluoroethylene and is known by the common name of Teflon.

Always be sure to use a level and make sure the sink is not crooked before installing it permanently. A common mistake made by people installing their own bathroom sink is forgetting to make sure the fixture is level. Once the fixture is installed it cannot be leveled out later, checking before final installation is something to keep in mind throughout the process of installing the fixture.

When working with a fixture like a bathroom sink, it is often forgotten to install an air gap filling. By not providing a gap between the drain and potable water, it is possible for wastewater to back up into the sink. This is especially crucial if the water from the sink is going to be used for drinking water.

Another good thing to remember is to keep the supply stub outs long enough that the shut-off valves will fit onto them after the wall is put back into place. This is a mistake that is particularly frustrating because if the valves cannot fit onto the supply stubs when the finished wall is back in place, it could result in having to redo much of the installation again.

While there are other mistakes that are made when installing bathroom sinks, these are some of the most troublesome and easy to avoid.

Go Green at Home With Environmentally Safe Paint

Published by L.A. Remodeler under Painting

We hear a lot about the need to save the environment, and most of us try to do our part. We recycle our newspapers and plastic bottles and cans, and we try our best not to contribute to global warming. When it comes to our homes, some of us have even converted to solar power to help save our dwindling resources, not to mention saving money on our energy bills.

And as far as the upkeep of our homes, it’s good to know that there is environmentally safe paint available now, which not only looks good and lasts a long time, but can have less odor than typical house paints do.

Maybe this is something you haven’t thought about, but that strong odor associated with regular paints can actually be hazardous to your health. That’s because it contains chemicals and solvents that are harmful to you, and if fact, can cause cancer. And even if your exposure to paint is not prolonged enough to cause a life-threatening illness, the effects of shorter exposure can still be unpleasant as well as in some cases causing dizziness and nausea. By using environmentally safe paint, not only will you breathe easier, you will avoid unnecessarily putting yourself at risk.

So what type of environmentally safe paint should you choose? Milk paint works well for floors and walls, and even decks and antique furniture. It gets its name because aside from other organic raw materials, it is manufactured with purified milk protein. It can be blended with pigment powders to mix up virtually any color you can imagine, and by adding water you can increase its thickness. What makes it so great for furniture is that it will provide a slightly streaky finish, which will give the piece the look of an antique, even if it is relatively new.

Clay paint is another form of environmentally safe paint for the inside of a home. It works well if you want an adobe look because it comes in a variety of earth tones, as well as orange, white and blue. The drawback of clay is it can be somewhat expensive, and can’t be washed if it gets dirty; you will need to touch up the area with more paint. Lime wash is less expensive, and can be used inside or outside the house. There are more and more ways of going “green,” even when it comes to painting your house.

House and Woodwork Staining Can Leave Your Home More Beautiful Than Ever

Published by L.A. Remodeler under Painting

If you are planning to revive your home so as to make it look more beautiful than ever, then deck staining along with the house and woodwork staining can help your plans to materialize in a great way. Staining helps in bringing out character and uniqueness of flooring.

Starting with the exterior house staining that involves intensive restoration of deck horizontal surfaces, sanding the deck boards, handrails, etc., the first thing that is required is the Preparation. Preparing and planning thoroughly for the entire process of staining pays off in the end in terms of a good finished product.

Thus for Deck staining, first of all choose a wood stain of the desired color. Once you have chosen the desired wood stain, clean the deck thoroughly by using one of the several deck cleaners that are available in the market under different names. You can also clean the deck by using a pressure washer which forcefully ejects the water to clean the deck surface. Allow the deck to dry completely, meanwhile fill a small bucket with the stain. Once the deck has dried completely, immerse the brush or the long-handled roller into the bucket filled with stain. Absorb the stain that is enough only for a few strokes otherwise it can lead to over coating of some areas. Then evenly apply the stain over the deck surface using the long-handled roller or the brush immersed in stain. Once you have done that, use a rag to wipe or drain out the excess stain so that deck is evenly stained. Allow the stain to set overnight. Follow these simple steps to stain your deck which will protect the deck from ultraviolet rays, water damage and will also restore its natural oils.

Then under the exterior house staining, after the deck staining comes the staining of windows, light fixtures, rock work etc.  For staining them, first of all clean the wood with a chemical that comes specifically for wood wash.  By cleaning the wood, all the water stains, failed wood stains, surface dirt and other particles will be removed. Then, apply the chemical available in the market, to lighten and even the tone of the wood. Finally, rinse the wood with high pressure to remove the stains or any residual dirt. One of the disadvantages of staining is that stains fades more quickly than the normal paint so frequent coating is required. But by applying two or more application of coats at one go, you can considerably increase the longevity of the finish. You can also take the help of an expert who will cater as per your needs.

Next thing that comes after the exterior house staining is the staining of wooden floor and other wooden furniture present inside the house.  For staining and finishing the hardwood flooring, make sure that the area you are working in is well ventilated as the fumes from the wood stain if inhaled can cause dizziness, headache, etc. You can cover your face with a mask while staining he wooden floor. Most important thing that is to be kept in mind while applying the wood stain is that, most wood stains are highly inflammable, so do not smoke while you apply the stain. No on should come near the area where you are applying the stain or you are waiting for the stain to dry. Also do not allow the stain to sit on the wooden floor as it will raise the grain of wood and the imperfections will be seen once the stain dries up. After cleaning the wooden floor to remove any residual dust particles or remains of a stain, follow the same steps to stain your wooden floor as that for deck staining. Leave the floor to dry overnight and then your wooden floor would be ready to use.

How to Prepare Different Surfaces For Painting

Published by L.A. Remodeler under Painting

Easily the least inexpensive home decorating option is paint. Anyone can buy himself a can or two of paint, and, following simple instructions, proceed to transform his dingy space into a bright celebration of joie de vivre. Unknown to some, painting a wall is only one of the many uses of paint. Paint can be used to jazz-up fabric, wood, ceramics, metal, and clay. The design can be painted freehand, swirled, stamped, stenciled, combed, ragged-on, sponged, color washed, decoupaged, and glazed.

And, using paint, one can come up with an incredible variety of faux finishes: faux granite, faux mosaic, faux wood grain, and faux wood parquet. You might want something ancient-looking to go well with your wrought iron musical notes wall art, in which case a wooden stand can have that instant onyx look using only a feather and a lot of ingenuity. For good measure, you can also have faux alabaster, faux verdigris, faux marble, faux serpentine, faux moire, and even faux rust, each going well with your iron wall art.

Painting, however, is not merely about opening the paint can and firing away with the paintbrush, one has to prepare first the surface for painting. Here’s how different surfaces are prepared for painting:
Unpainted Wood

Sand the surface to a smooth perfection. Using a tack cloth, wipe off the grit. Apply a latex enamel undercoat.

Previously Painted Wood

Clean the surface to remove any dirt. Get into cracks using an old toothbrush. Rinse with water. Dry. Remove any loose paint chips. Sand the surface enough to remove the gloss of the old paint. Using a tack cloth, wipe off the grit. Apply a latex enamel undercoat, but only to areas of bare wood.

Previously Varnished Wood

Clean the surface to remove any residual grease or dirt. Rinse with water. Dry. Sand the surface to remove any gloss. Wipe off the grit using a tack cloth. Apply a latex enamel undercoat.
Unpainted Plaster

Remove any dirt or grease on the surface. Sand if necessary. Using a tack cloth, wipe off the dust or grit. Apply a polyvinyl acrylic primer.

Previously Painted Plaster

Make sure the surface is free of dirt. Rinse with water. Allow to dry completely. Using Spackle paste, fill any cracks. Sand the surface to remove any gloss. Apply a polyvinyl acrylic primer if old paint was of dark or bold color.

Unfinished Wallboard

Using a dry piece of cloth, remove all dust. Apply a flat latex primer.

Previously Painted Wallboard

Clean the surface to remove any dirt. Rinse with water. Dry. Apply flat latex primer if old paint was of dark or bold color.

Fabric

Wash fabric. Don’t use fabric softener. Dry. Iron. The fabric is ready. There’s no need for any primer.
Metal

Using vinegar or lacquer thinner, clean the surface to remove any dirt. Dry. Sand the surface to remove any gloss or rust. Using a tack cloth, wipe off the grit. Apply rust-inhibiting latex metal primer.

Unglazed Pottery

Remove all dust with brush or vacuum with a soft brush attachment. Apply polyvinyl acrylic primer.
Glazed Pottery, Ceramic, and Glass

Remove all dirt from the surface. This is important as the paint will not cling to any surface which has dirt. Rinse with water. Dry. Apply stain-killing primer.

Now your canvas is ready. With your paint, paint mediums, finishes, tapes, paint rollers, paintbrushes, and applicators, you are ready to transform ordinary wood, clay, metal, or fabric into a masterpiece.

Designing Simple Water Garden Features

Published by L.A. Remodeler under Landscaping

A water garden is definitely a wonderful thing to enjoy and have at ones property. Most of the times, these water gardens can be found in different establishments that can provide a wide space that is far from the busy streets of the urban world. However, recently has it been increasingly popular and added as features of peoples residential homes.

Definitely there is nothing wrong with having a simple water feature at your house. It is even a much more ideal setup since your home can truly be a place where you can escape from everything else and simply be at ease in your own surroundings.

If you desire to create your own small feature, you can absolutely design it yourself. The first thing that you have to do is find a quiet place in your home where it can receive adequate sunlight. It is also preferred that this area is far from the streets, perhaps at the corner of property or even at the center of your own house. This area must not be cemented, so that you can put soil and stones on it.

In addition to this, you have to remember the different elements that make up a water garden and these are stones, green plants and water. These are the most usual things you can find in a water garden however you can still work your magic on it and add a few touches as you go along.

Designing a simple water feature is definitely an easy task as long as you know what you want to achieve. What you can do is you can look at different water garden designs and you can base your own design from them. Having simple features of a water garden is really easy; all you have to remember is the meanings that these elements represent.

Most of the time, the water source is at the center of the feature, it can be a simple pond where fish can swim or at times a simple waterfall can be found at the top of it. This element is very important since it gives life to the whole existence of the water garden. With the soothing rhythm of the flowing water, it gives music to the whole area of the garden.

Moreover, if you are creating a pattern for your plants, make sure that your plants have a subtle green color to make the whole garden rather ethereal to the eyes. Since these plants have a soft color, they create a feeling of calmness for the owners and visitors.

You can also add stones which can represent for so many things but usually depict the mountains of the natural environment. At times, these stones are placed around the water source to serve as a boundary. Also, at times these stones can be in the form of stone lamps and stone pathways.

Whatever your design may be, make sure to keep it simple and attune with the surrounding landscape. A water feature must have a balance in its elements which mean that overdoing one of the elements may not exactly be a good idea. As long as you are guided by your creativity and your natural instincts, then you can absolutely make your garden a place of solitude.

Fix Your Leaf Problems With a Commercial Leaf Vacuum

Published by L.A. Remodeler under Landscaping

Leaf blower vacuums have the ability to blow or vacuum any size yard. Commercial leaf vacuums are now the traditional way to get rid of leaves. These commercial vacuums work great for your bigger areas like big yards and schools. Commercial leaf vacuums are also known as a leaf mulcher, leaf shredder, industrial leaf vacuum, yard vacuum and many more.

This two-in-one leaf shredder will make clearing and cleaning a lot more easy to do. The standard rake is definitely being put down due to these high tech machines. The leaf shredder will not only vacuum all leaves into one bag, it will also mulch them for an easier disposal. The leaf shredder will get in any done in half the time. These machines are very high tech and very powerful and only get bigger and better every year.

There are many types of vacuums and they can be purchased at most large retail stores. The most common is the hand-held blower/vacuum, then a push vacuum, and there is also a ride-on vacuum for you more commercial jobs. These are all three very common types of leaf vacuums and are widely used across America today. Commercial leaf shredder are also widely known and great for bigger spaces. Commercial leaf vacuums come in any size from push vacuums, to ride-on vacuums, to even vacuums that look like a small tractor. There is a perfect size leaf mulcher for every size job.

There are leaf shredders that attach to small tractors. These vacuums attach to the tractor for convenience and can easily be stored away. The leaf vacuums are also for commercial use as they will cover a larger area. Most large retailers will even allow people to rent a leaf shredder. If it is a job that the leaf mulcher will only be used once then renting the vacuum would be a great idea.

Some city ordinances also create public policy noise-limit rules. Which means looking into to getting a quiet leaf vacuum/blower is not a bad idea. Of course the more commercial leaf blower needed means the louder it will get but they do have a lot of different options on these commercial vacuums and noise is definitely one of the keys factors. So when buying a commercial leaf mulcher/blower some of the things to consider is how big of an area is going to be covered, how much power will be needed to get the job done faster, and what is the noise policy in the area to ensure you do not break any noise ordinances.

Susan has been using a commercial leaf vacuum for over 6 years. It is important to do your homework before you buy commercial leaf vacuums, so that you can find the best deal.

Preparing Your Yard For Birds

Published by L.A. Remodeler under Landscaping

There are a number of things that can be done to prepare your yard. Providing different foods for birds is one thing. Such items could be seeds, fruits, insects, nuts and nectars. Providing water is another good thing. This can be done with bird baths, ponds, streams or even simply putting out pans of water. Birds also need to feel safe in the place they choose to nest in. Trees, shrubs, and flowers can provide protection and security so birds are not out in the open.

Putting up bird feeders is probably the fastest way to get birds to visit your yard. It is being kind to the birds plus you can observe them and their habits. It can be hard to choose a bird feeder because of all the choices. Just remember the most important factor is one that is easy for both the owner and the birds. A feeder that shows the food in full view is very attractive to birds. So an open tray feeder might be your best choice. Your bird feeder should be easy to fill and hold a considerable amount of seed. Your main bird feeder should be able to accommodate at least a dozen birds at one time.

Two other types of feeders are hopper and tube-type. Hopper bird feeders dole out seed as needed. Tube-type feeders are self contained and do not need frequent filling. Some other types are window feeders, wire mesh feeders, suet and nectar feeders. You need a bird bath or other source of water in the yard for birds to drink and bathe. Do not have the water source too close to the feeder, as birds do not like to bathe around other activity. Preening birds prefer peace and quiet when they dry and arrange their feathers.

Birds find water irresistible in any form. Having water at different heights will attract a lot of birds. Some birds prefer water at ground level, like ponds and puddles. Water should only be a few inches deep though, because birds can drown easily. If using a bird bath only put two inches of water in it or you could put pebbles in the bottom if you want to fill it. Also avoid buying bird baths with wild painted designs as birds may view them as unsafe. Sounds of water will bring birds to any yard, whether it be dripping, splashing or whatever.

When doing landscaping plans consider how to make it more inviting for birds, as to their food and shelter needs. Remember why birds consider one’s man-made habitats because of the lack of natural nesting areas left. The closer a yard looks to a natural habitat, the easier it will be for birds to accept it.

Finding the right birdhouse is just a click away. I have researched a lot on birdhouses and I hope this article has helped you to pick the right one for your yard.
